Plots (or parcelles) destined for building are called ‘terrains à batir’ or ‘terrains à construire’ and they fall within a ‘zone constructible’ in the local plan. Some also come with a CU (Certificat d’urbanisme) which is an outline planning permission detailing what can and can’t be built, any nearby infrastructure projects, any flooding risks and what the local taxes (taxe foncière and taxe d’habitation) will be. A ‘terrain à loisir’ is for leisure purposes only. If the plot doesn’t come with a CU then make the purchase conditional on receiving one by inserting a ‘condition suspensive’ (get-out clause) to that effect into the Compromis (the initial contract). You will be refunded your 10% deposit if you are not allowed to build what you want to!
