A heated swimming pool is the ultimate luxury addition to your Dordogne property! The ‘season’ for un-heated pools is short in the Dordogne compared with the Côte d’Azur for example; the water might not warm up enough until June and might only remain warm enough until September. Heating systems (including solar) will extend the season and there’s the cheaper option of covers which work like bubble-wrap to retain temperature overnight. Pools between 10m2 and 100m2 require ‘une declaration préalable’ i.e. you submit a plan of the pool’s location, size, type and finish to the Mairie (Town Hall) and if no objections are raised within a month you can go ahead. Pools over 100m2 require full building permission. Some Mairies frown on bright blue pools and insist on a more natural colour. Don’t forget you’ll need to declare your pool for tax purposes as it increases the rateable value of your property. Pool safety is inspected as part of the ‘diagnostics’ pack of a house sale; legally there should either be an enclosure with a safety gate, a pool alarm (usually motion sensor) a canopy or a rigid cover strong enough to support the weight of a five-year-old child. The vendor must provide proof of having received planning permission for the pool along with guarantees for any equipment and invoices for any improvements made.
