Handsome 3/4-bed stone Maison de Maitre dating from around 1840, restored and in good condition, with the possibility to extend the accommodation into the spacious attic which is fully insulated. Attractive garden 5,700m2 (1.4 acres) with views of countryside and Pyrenees. Adjoining barn provides undercover parking or could be developed. Village shops are close by.
This handsome, stone Maison de Maître dates from around 1840 and is in a peaceful setting on a small country lane, well away from main roads, with neighbours nearby but not intruding. It is surrounded by lovely countryside, enhanced by views of the Pyrénées. The house has been restored and so is in good condition; the accommodation can be extended if required as there is attic space of around 110m2 suitable for conversion. The roof is in good order and is fully insulated; the beams and charpente have been treated; the floor is sound. The main accommodation on the ground and first floors is spacious and light. Downstairs the floors are uniformly tiled with modern tiles in traditional terracotta colour. The entrance, salon and dining kitchen are open plan, ideal for entertaining. The salon area 21.67m2 was the original kitchen and has a large fireplace with highly efficient wood-burning stove and an old stone sink; the hallway section is 23.04m2 and has a beamed ceiling; the dining kitchen area 16.74m2 has decorative tiled worktops and splash-backs and there is plenty of storage space. A separate reception room, 14.26m2, off the original hallway 6.79m2 is currently a child's bedroom but would be suitable as a study. There is a WC and there is a utility/freezer room 21.52m2 which doubles as a workshop and has access to the rear garden. On the first floor is a spacious landing 20.63m2, off which are the 3 main bedrooms - 17.49m2, 23.11m2 (with fireplace), 21.85m2 (used as TV room). A door leads to a dressing room 5.57m2 off which is a separate WC and the bathroom 11.88m2 with bath, separate shower, pedestal hand basin. Heating is with electric storage heaters and wood-burners.
There is an attractive garden 5,700m2 - about 1.4 acres - sloping to the rear, with gravelled driveway, lawns, mature trees and shrubs, flower beds, vegetable garden, and a well. A stone barn 150m2, forming the traditional L shape with the house, provides undercover parking but could be converted.
The property is in the Haute Garonne close to the Gers border. It is on the edge of a village with general store, post office, and café/bar, and 6kms from a small market town with all amenities. The main town of the Haute Garonne, St Gaudens, is 20 minutes. Tarbes, with TGV and airport, is 40 minutes; Pau with airport is 55 minutes. Toulouse international airport is 1 hour. For ski enthusiasts, the nearest slopes are 45 minutes. Further afield, the Spanish border is 1 hour.
