The area of France known as the Franche Comte, and in particular the Haute Saone, is situated in the eastern part of France, where it takes just over two hours to get to Strasbourg and two and a half hours to Geneva.
The quiet village of Tincey et Pontrebeau is situated in this area, amongst fields and hills, lakes, woods and rivers. The small river of the Gourgeonne runs through Tincey, about two minutes walk from the house where fish, in particular trout, can be caught.
The main front door opens onto a small hallway leading, to the left, the barn conversion and, to the right, the kitchen, dining room, etc. Ahead are stairs leading to the first floor.
The KITCHEN (5.70m x 3.20m max - all measurements throughout the house are metric) has been completely refurbished with wall and floor cupboards, fitted oven and microwave. There is a larder under the stairs. The kitchen has a radiator under the window and can also be heated by the wood burner at the opposite end. To the right of the kitchen is a small extension for housing washing machine, dryer, dishwasher and a downstairs toilet.
The kitchen leads through to the
Dining Room (3.80m x 4.00m) - which can also be heated by wood burner, although there is a radiator under the window. The ground floor of the house is tiled, but the dining room boasts old Mantoche tiles. This room leads through to the
Piano Room/Library (3.20m x 4.20m) - This small room could be used as an office and is heated by a radiator. If we go back through to the dining room there is a door through to the
Living Room (13.50m x 4.20m) - The living room is a barn conversion and has underfloor central heating. The stone walls are partly exposed and the ceiling has the big supporting beams. All the wood in the house and apartment has been treated for woodworm.
Next to the large double outside door is the door to the cave or cellar. This has a vaulted ceiling which dates the basic house, because vaulted ceilings were discontinued at the end of the 19th century.
Moving down the lounge, there is a circular staircase to the upper floor. Alongside this is the doorway to the
Craft Room (5.80m x 4.30m) - The room also has underfloor heating. Although the previous owner used this room for crafts, it would also make a superb office space or 'man cave'. The other door right at the end of the lounge leads to the
Boiler house and Wood store - from here there is an external door.
The stairs at the front of the house lead to the upstairs floor and the first room is
Bedroom 1 (5.70m x 3.20) - This room has double aspect windows, small fitted wardrobe, varnished wood floor and door to the
En Suite Bathroom (5.50m x 3.20m) - containing double basin, toilet, large shower and corner bath. There is also a small walk-in wardrobe.
The room at the end of the landing is
Bedroom 2 (3.30m x 4.30m) - this room also has a varnished wood floor and a door gives access to a small 'corridor' which leads to
Bathroom 2 (4.50m x 3.20m) - this room is equipped with toilet, double basin, shower, radiator and cupboard.
Bedroom 3 (6.30m x 4.50m) - Due to its size, this room has always been kept for guests, as besides the usual double bed and bedroom furniture, it is also large enough to accommodate a cottage suite comfortably. This room leads out onto a
Mezzanine (11.10m x 4.50m) - at one end it has ceiling storage accessed by steps. The mezzanine has been used partly as a games area with a dartboard at one end. The mezzanine is large enough to take a full-size snooker table. From the mezzanine there is
Office/Storage (or Bedroom 4) (7.10m x 4.90m) - This area requires decoration and is ideal for converting into a bedroom and en suite.
From the mezzanine there is a circular staircase which leads back into the lounge. This completes the tour of the house.
OUTSIDE
At the front of the house there is a triangular piece of land. On it there is a tiled shelter, which has variously been used as a place for drying clothes, a wood store and latterly a place to shelter pot plants over the winter. A small pond occupies one corner by the house. Otherwise there is parking space for several cars. An articulated lorry had no trouble occupying the space!
To one side of the property, outside the dining room window, is a planted area.
A footpath leads to what is now used as an atelier and the rear garden. At the front of the atelier is a concreted area, under which is water storage. Originally used as slurry storage for the animals which were kept in what was their winter quarters, this is now kept for rain water storage for the garden. A small pump is needed to raise the water to the outside taps.
The garden is quite narrow at one end, the size being 111.50m long. 17.50m at its widest; the shortest width is 8.80m x 10.30m L. There is a pergola at one end by the house and the garden has a flower border to one side, a central flower bed, laburnum tree, climbing rose and various fruit trees.
The sun is on the house and garden virtually all day in the summer, so the house, being stone built, makes a cool place to sit inside in the summer, with the alternative being the pergola, for those who like being outside but not in direct sun. With the view across the fields to the woods further away, this is a lovely place to sit and relax.
THE APARTMENT
The entrance to this is situated in rue des Jardins, although the whole of the apartment is attached to the main house. The apartment was used originally as follows, bearing in mind that the toilet was removed some time ago.
Entrance/kitchen (5.60m x 3.20) - The original stone sink is still in place and there is an extremely high mantel shelf on the wall leading through to the
Living Room (5.10m x 3.70m) - The dividing wall between the two rooms has a door at one side. A fire place is situated between the two rooms for heating.
From the kitchen there are stairs leading up to - on the left, a door which leads to a space under the eaves and, at the top of the stairs, there is the
Bedroom (5.10m x 3.70m) - this has the potential to become an ensuite bedroom, or the space under the eaves could become a bathroom.
The apartment needs complete renovation. It would make an ideal granny flat or gite.
OUTSIDE
To the rear of the apartment there is ample space for two cars to be parked under cover.

Except for the mezzanine and office space, the house has been renovated, the largest project being the barn conversion. The house has been rewired.
There is no gas supply in the village. The house has a large capacity septic tank. WiFi in the village is excellent.
For any budding flyers - or those already with their PPL - there is a small airfield about a mile away from the house!
