Renovated stone-built Normandy Farmhouse

The configuration of the property is as follows

Ground floor

Large lounge/dining room which with a stone fireplace, with a double-door log burner. The lounge is dual-aspect having North and south windows. The floor is tiled. Separate doors lead to the rear of the house and the front/staircase/kitchen.
The Kitchen is simply furnished with a selction of cupboards and white, china double-sink. It has a tiled floor like the lounge. There is a built-in ceramic hob and new electric oven. The kitchen also has doors to the rear and front of the house, and the large window opens onto the south aspect.
Behind the kitchen is a toilet (with small basin) and a lobby which gives access to the conservatory, and the large understairs storage area.
The Conservatory has a shingled roof and timber floor, with french doors out onto the gravel drive.

Upstairs -

Using the very wide staircase - there are two good-size double bedrooms plus a smaller double bedroom.

Along the landing there is a full bathroom with white suite, plus an additional, seperate toilet.
The loft hatch above the stairs gives access to the huge roof area which could easily be converted into additional space (subject to planning).

Next to the habitable area is a boiler room which houses the oil-fired boiler which is about 6 years old. A small basin which is handy for washing gardeners' dirty hands is next to the washing machine. The room is quite large and provides additional secure storage space.

At the end of the building is a large garage - around 5.5m x 5m - which is open up to the roof - except for a mezzanine floor (approx. 5M x 3m, additional storage area). The main (vehicle) door is a high-spec electric 'sectional' door, and there is a personnel door at the rear. The oil tank and mains water valves are here.

Outside, there are two large grassed areas, the south area having a three-metre circular summer house, constructed in teak with a thatched roof (see photos). There is a nice decked terrase are
At the bottom of the north garden is a small (and a little rough-hewn) shed which is perfect for garden storage and logs.
The property stands on a rectangular plot which is close to an acre, and currently is mostly laid out for easy maintenance.
The market town of Vire is about six miles away and has just about every facility you could want; plenty of shops/supermarkets, Friday street market, theatre, water-park, hospital etc. And of course, you would be close to the western beaches and facilities, the D-Day beaches and going south/east lots of Normandy towns, villages and sights. In fact, cities such as Rouen and Le Mans are less than a couple of hours away. Paris is also a reasonable three hours by train from Vire station.
