This hamlet house 3kms from Saint Benoît-du-Sault, a village officially classed as one of the most beautiful in France and also home to a selection of local amenities including a supermarket.
The house which is laid out on one level is spacious and is well maintained. The décor and bathroom are now a bit dated and this gives the next owner scope to put their stamp on the property.

From the garden you come into the good-sized tiled kitchen (16m2) with a double sink, off the kitchen is a large tiled living room (19m2) with a built-in woodburning stove and this opens into the tiled dining area (13m2). Behind the kitchen is a tiled passage at one end of which is the hot water tank and plumbing for a washing machine. Off the passage is a tiled bathroom (8.5m2) with a bath, shower, basin and lavatory. Back in the passage and up a step are the 2 bedrooms (17 and 13.5m2). At the end of the passage a door opens into the barn divided in 3 distinct areas a cement floor extends throughout all 3. The main area (48m2) is full height to the roof and runs from large doors at the rear of the barn to a smaller door to the garden at the front of the barn. The remainder of the barn is a section for storage (17m2) with a floor above and the final section (15m2) has been used as a cellar for wine, conserves and wintering over tender plants.

Outside at the front of the house is the enclosed garden approximately 1950m2 in which there is a gravelled area, a well, a detached stone outbuilding with a tiled floor (10.5m2) and a granary, a stone tool shed in 2 sections and a very sturdy looking corrugated metal shed (40m2). Beyond this is the main garden with shrubs and towards the rear an orchard. There is access for a car into the barn at the back of the house and to the front of the house into the garden via a gate off the road.
There is a granary that extends across the house and this could be converted into more accommodation, but at the moment is not used

The house has secondary double glazing and is heated with the inbuilt woodburning stove and electric heaters in the bedrooms and bathroom. Drainage is to a fosse septique, which is likely to need updating to meet current norms.
