This country house has been renovated by the current owners and is situated in a hamlet just a couple of minutes from the lively little town of Chaillac where there is a selection of small shops and services as well as a lovely swimming and fishing lake. The larger town of St Benoit du Sault with supermarket and more shops and services is only around 5 minutes away by car. In an hour, you can be at the International Airport of Limoges with daily flights to regional UK airports.

On the ground floor there is small entrance lobby (6m²), a utility room (4m²), a kitchen (10m²) with sink, hob, extractor and ‘Deville’ wood burning range cooker, a tiled shower room (5m²) (shower and basin), a separate toilet (2.5m²) with wash hand basin, and a living/dining room (35m²) with pellet wood burning stove and exposed beams.

On the first floor there are 2 bedrooms (16 and 20m²).

Attached to the property is a small but very organised workshop (6m²) and at the end of the drive is a garage/car port (20m²) partially built in stone and partially in wood.

Attached to the property is a lovely garden of around 900m² with open views. This also includes the entrance drive and plenty of space for parking.

The property has gas central heating (gas tank not mains), a ventilation system, UPVC double glazing throughout, and sanitation by way of a cess pit style septic tank that does not conform to the current regulations, however the current owners tell us that they have had no problems with it.

A lot of thought has been put into the heating at this property and so although it has gas central heating, the current owners never use it because the wood burning range cooker and the granule wood burner are so efficient.
