This beautifully renovated cottage is situated in a peaceful hamlet close to the village of Lignac with primary school, Post Office, restaurant, bakery and bar/general store, and only a 5 minute drive from the lively little town of Chaillac where there is a larger selection of small shops and services as well as a lovely swimming and fishing lake. The larger town of St Benoit du Sault with supermarket and more shops and services is around 15 minutes away by car, and it is about 30 minutes to the nearest train station and around an hour to the international airport in Limoges.

On the ground floor there is a fitted kitchen (20m²) tiled with tomettes and with a fireplace equipped with a wood burning Aga range cooker that also fires the central heating system, and an oven, hob and hood, leading open plan into a dining room (30m²) with oak parquet floor. There is also a tiled living room (18m²) also with fireplace and wood burning stove as well as exposed stone walls and a large cupboard, and a tiled bathroom (5m²) (bath, basin, toilet, place for washing machine). The kitchen also has a small walk-in pantry under the stairs (3m²).

On the first floor there is a landing, 2 bedrooms (15 and 27m²), the larger of which has a basin, and a shower room (6m²) (shower, basin, toilet) all of which have exposed stones and beams.

To the front of the property is a delightful and well established south facing courtyard garden with a large shaded decked area, and just across a tiny ‘lane’ (that only serves as entry to the neighbouring property) there is a larger plot of land of around 450m² laid to gravel and with a small stone outbuilding (20m²) currently used as a workshop (connected to electric), a wooden chalet (7.5m²) and a greenhouse (3m²).

The house has wood fired central heating and electric under floor heating in the living room and a fosse septique that conforms to the current regulations.
