OFFERS INVITED for this impressive 17th century chateau with substantial outbuildings including stables, workshops, store-rooms, and a gate house. The facade is listed and the property is set in approximately 3 hectares of land. Substantial preparatory works have rendered the property healthy and ready for the decorative stage of renovation.

The chateau is symmetrical in pattern - a square with a tower at each corner - and faces south. The SW tower (diameter 3.26m) with stone spiral staircase is the main point of entry and gives access to all floors. The NW tower (diameter 4.06m) provides further access. On the south side is a spacious, stone-flagged terrace, accessed from the main reception room, with stone balustrade and stone steps either side which go down to the beautiful grounds which are peaceful and private. Substantial work has been done to ensure that the 17th century structure is sound - all part of a major renovation programme involving new plumbing, electricity, heating (there is some underfloor heating which needs connecting), plastering, renovation of interior woodwork and stonework, and re-planning of rooms. With much of this work complete further rooms including bedrooms, bathrooms and reception rooms just need finishing and will result in a property full of charm and character.

The chateau is set in 3 hectares (almost 7.5 acres) of private grounds comprising parkland, woodland and formal gardens. The west boundary is marked by substantial outbuildings - most of them 2-storey - with old stables, barns, workshops, gatehouse, and gardien's house. With around 600m2 these present a rare opportunity for development. They are in good basic order; electricity is in place and, in some cases, water. Some have earth floors and others have original floors of terracotta tiles or stones which go back centuries. Other structures in the grounds comprise a 2-storey pigeonnier of Toulouse brick, in good condition - each floor having 25m2 - and the old chapel with adjoining barn, with total floor space of around 70m2.

In the Haute Garonne, south west of Toulouse, the property is situated at the entrance to a village which has various small shops, restaurant, café bar, post office - all within walking distance. There is easy access to the A64 autoroute, with the city centre and Toulouse International airport just 30 minutes away. In the opposite direction the autoroute weaves round to St Gaudens, past Tarbes and Pau - with access to ski stations along the way - eventually ending at the Atlantic coast.
